When we first saw this house, we loved it. It was full of character with real stained wood paned windows, planked ceiling, and massive double stone fireplace. It was a fairly open concept ranch on basement out on several acres in a cul-de-sac in Fayette County. But… we had our share of doubters that we could turn this place around. And rightfully so- It was FULL of the last owners things. It smelled terrible (we even purchased gas masks!) and it needed extensive renovation. It was a 2 bedroom and in this area, houses really need to be 3 bedroom to rent well. It needed a new roof, septic tank, deck, kitchen, bathrooms, HVAC, tree work, landscaping, and we needed to move the laundry upstairs because it was in the basement. We ADORE a project house. A lot of houses in Fayette County are outdated but still sell for a relatively high price per foot because it is such a desireable place to live. But… outdated houses are not as fun to rent or sell! We usually make some cosmetic updates to our rentals but with this one, we got to do it all!
Now, we offer renovations for our property management clients which can bring them extra income in rent every month. Hart (our General Contractor) is convinced happy owners who stay with us as their managers are top priority. The repairs and renovations we do for our owners are less expensive than they can personally hire it out for. We can also get it done extremely efficiently, keeping the large expense of vacancy as the driver for quick timelines. Lauren (our Broker and designer) has updated paint colors, flooring, countertop, and tile suggestions at the ready. We will give the same thought to the design of your home as we would one of our own.
